Markham Homes for Sale & MLS® Listings
Explore homes for sale in Markham, Ontario, including detached houses, semi-detached homes, freehold townhouses, bungalows and condominiums. From Unionville and Cornell to Berczy Village, Wismer, Greensborough, Markham Village, Box Grove and Thornhill, the city offers a wide range of housing styles, neighbourhood ages, lot sizes and transportation options.
I've worked with buyers and sellers across Toronto and the GTA for more than 20 years, and one thing I encourage people to understand is that two Markham homes with similar asking prices can offer very different long-term value. A traditional detached house near Main Street Unionville, a newer townhouse in Cornell and a property in Berczy Village may have completely different lot dimensions, parking arrangements, maintenance obligations and resale considerations. The immediate street, quality of construction, usable living space and recent comparable sales are just as important as the neighbourhood name.

What Makes Markham Neighbourhoods Different?
Unionville & Markham Centre: The historic streets around Main Street Unionville and Carlton Road offer a different ownership experience from newer townhouses and condominiums around Enterprise Boulevard, Warden Avenue and Highway 7. In older Unionville, I would investigate renovations, building systems and whether a property is subject to heritage protection. In Markham Centre, I would pay greater attention to condominium financial statements, parking ownership, maintenance fees and proposed nearby development. And if being close to Unionville GO Station is important, test the actual route from the property rather than relying on a general neighbourhood description.
Cornell, Greensborough & Box Grove: East Markham contains many newer family homes, townhouses and planned residential communities around Ninth Line, Bur Oak Avenue, Highway 7 and Donald Cousens Parkway. In Cornell, some homes have garages accessed by rear lanes. That can be practical, but I would confirm what is included in the ownership, how laneway access and maintenance are handled, and whether any common-element or condominium obligations apply. For buyers interested in a basement apartment, I would verify the City of Markham's permit and registration requirements instead of assuming a separate entrance means the unit is legal.
Berczy Village & Wismer: Around Kennedy Road, McCowan Road, 16th Avenue and Bur Oak Avenue, buyers can find a range of detached houses, semi-detached homes and townhouses built during different phases of neighbourhood development. I would compare lot frontage, garage configuration, actual above-grade square footage and how much usable backyard space remains. Two houses advertised as four-bedroom detached homes may be priced differently because of their street location, interior layout or lot dimensions. For families, school eligibility should be confirmed by the exact address, not simply by the name of the neighbourhood.
Markham Village & Old Markham: Around Main Street Markham, Highway 7 and Ramona Boulevard, established residential streets can include older bungalows, traditional detached houses and renovated homes. Some properties are also within or near heritage conservation areas. Before buying an older home, I would examine foundation and basement conditions, previous additions, roof and window age, lot boundaries and any restrictions on exterior alterations. A property with a deep lot may offer potential, but that potential should be verified before paying a premium for it.
Thornhill, Milliken & South Markham: These areas offer another mix of established detached homes, semis, townhouses and condominiums, with access varying to Highway 404, Highway 407 and major north-south roads. One detail I remind buyers about is that Thornhill extends across both Markham and Vaughan. Two homes marketed as being in Thornhill may be in different municipalities, with different local services, tax calculations and school-board attendance areas. Always verify the property's actual municipality and address.
Three Things I Would Verify Before Buying in Markham
1. Understand the ownership and ongoing costs. A freehold townhouse, a condominium townhouse and a property with a parcel-of-tied-land or common-element arrangement can have very different expenses and responsibilities. I would confirm the actual ownership structure, maintenance obligations, parking arrangements and any common expenses before comparing two properties by purchase price.
2. Verify renovation, basement and heritage details. If a house has a second kitchen or a finished basement advertised as rental accommodation, I would check permits, applicable zoning, building and fire safety requirements and registration. Markham has specific requirements for registering two-unit houses. For older properties in Unionville, Markham Village and Thornhill, heritage status is another important question to investigate before planning exterior changes.
3. Test the commute and school eligibility. Markham buyers often consider GO Transit, Highway 404, Highway 407 and major roads such as Kennedy, McCowan, Warden and Ninth Line. Access can differ considerably from one subdivision to another. For school considerations, I recommend using the York Region District School Board's address-based locator and confirming the applicable Catholic or other school-board requirements directly.
