CLARINGTON REAL ESTATE | BUNGALOW BUYER'S GUIDE
Buying a Bungalow in Clarington: What Buyers Should Know Before Making an Offer
Buying a bungalow in Clarington is not a one-size-fits-all decision. A bungalow in Bowmanville, Courtice, Newcastle, Wilmot Creek, Orono or rural Clarington can involve very different ownership costs, lot characteristics, servicing arrangements and future renovation possibilities.
Some buyers are looking for traditional main-floor living in an established neighbourhood. Others want a raised bungalow with a useful lower level, a rural property with more land, or an adult-lifestyle bungalow where the home is owned but the land is leased. Those differences can materially affect value and due diligence.
This guide explains how I recommend comparing Clarington bungalows, what to investigate before making an offer, and why zoning, building permits, wells, septic systems, additional dwelling units and ownership structure should sometimes matter as much as the finishes inside the home.

BEFORE YOU BUY
Seven Questions to Ask About a Clarington Bungalow
- Is the home conventional freehold, condominium or land lease?
- Is the property on municipal water and sewer, or private well and septic?
- Which Clarington zoning by-law applies to the property?
- Have major additions and renovations been properly permitted?
- Is a basement apartment or additional dwelling unit actually permitted?
- Are conservation, environmental or Oak Ridges Moraine restrictions relevant?
- Are you comparing the property with genuinely similar recent sales?
Clarington Is Not One Bungalow Market
Buyers often search for “Clarington bungalows” as though the entire municipality represents one market. In practice, the type of property and ownership experience can vary significantly from one part of Clarington to another.
When comparing properties, look at the specific community, lot, servicing, age, condition and ownership arrangement rather than relying only on the municipal address.
Bowmanville
Bowmanville offers a broad mix of established and newer residential areas. Buyers can encounter traditional bungalows, raised bungalows, bungalofts and other low-rise designs.
When comparing Bowmanville properties, pay particular attention to above-grade living space, basement configuration, garage size, lot dimensions and the age of major systems. An older bungalow with a larger lot may offer renovation opportunities, while a newer bungaloft may provide a different balance of main-floor living and additional upper-level space.

Courtice
Courtice can appeal to buyers who want a Clarington location closer to Oshawa and the western side of the municipality. Traditional bungalows, raised bungalows and split-level houses can offer useful options for downsizers, families and buyers looking for additional basement living space.
Two similar-looking homes can still differ substantially in lot position, basement usability, renovation quality and proximity to major roads or future development. Those differences should be reflected when comparing recent sold properties.

Newcastle and Wilmot Creek
Newcastle provides another distinct bungalow market within Clarington. Buyers should pay particular attention to ownership structure because conventional freehold properties and land-lease homes can appear together in a broad bungalow search.
Wilmot Creek is an important example. Properties there are commonly marketed as leasehold or leased-land homes. In this structure, a buyer purchases the house but leases the land beneath it.
Before comparing a Wilmot Creek bungalow with a conventional freehold property, review:
- The current land-lease payment.
- What the monthly payment includes.
- How future increases are determined.
- Property taxes and utility obligations.
- Rules affecting resale, rentals, pets, vehicles or alterations.
- Any purchaser-approval requirements.
- Financing and insurance availability for the ownership structure.
A lower purchase price does not automatically mean lower overall housing costs. The ownership structure and monthly obligations need to be included in the comparison.

Orono and Rural Clarington
Buyers considering Orono or rural Clarington may encounter properties with larger lots, private wells, private septic systems, accessory buildings or agricultural surroundings.
These features can be attractive, but they introduce additional questions about servicing, maintenance, zoning, environmental constraints and future development.
A larger lot should never be valued solely by acreage. Buyers should understand how much of the land is usable, what zoning applies, whether environmental features affect the property and whether proposed additions or accessory buildings are actually permitted.
Traditional Bungalow, Raised Bungalow or Bungaloft?
The word “bungalow” can describe several different layouts. Buyers should focus on how the house functions rather than relying only on the MLS® architectural label.
- Traditional bungalow: Principal living areas are generally located on one main level. Check entrance steps, laundry location and bathroom accessibility if long-term mobility is important.
- Raised bungalow: The main floor is elevated, often creating larger lower-level windows and potentially more usable basement space. Entry stairs may still be significant.
- Bungaloft: May combine a main-floor primary bedroom with additional upper-level space. Determine how much day-to-day living can actually occur on the main level.
For downsizers, the location of the primary bedroom, laundry, full bathroom, garage entrance and front steps may matter more than the overall square footage.
What Determines the Value of a Clarington Bungalow?
Broad average prices are often less useful in Clarington because properties can differ substantially in community, lot size, servicing and ownership type.
| Factor | Why It Matters |
|---|---|
| Community | Bowmanville, Courtice, Newcastle, Orono and rural locations can attract different buyers and have different property characteristics. |
| Ownership | Freehold and land-lease homes should not be compared without accounting for the ownership structure and ongoing costs. |
| Above-Grade Size | Finished basement space should be distinguished from the main above-grade living area. |
| Lot | Frontage, depth, shape, topography and environmental restrictions can influence use and resale. |
| Servicing | Municipal services, wells and septic systems create different maintenance and replacement responsibilities. |
| Condition | Roof, foundation, windows, electrical, plumbing and mechanical systems can materially affect the real cost of ownership. |
| Basement | Ceiling height, natural light, moisture history and lawful use affect both usability and value. |
| Sale Date | Comparable sales should be considered in the context of market conditions when they occurred. |
Buying a Rural Clarington Bungalow with a Private Well
Durham Region notes that many rural residents rely on private wells and septic systems. If a bungalow uses a private well, that water source should be part of your due diligence.
Depending on the property, buyers may want to investigate:
- Available well records.
- Well location and construction.
- Water pressure and available supply.
- Appropriate water-quality testing.
- Pump and pressure-tank condition.
- Filtration or treatment equipment.
- Potential contamination sources or neighbouring land uses.
Review Durham Region Private Well Information
Septic Systems Require Separate Due Diligence
Durham Region Health Department is responsible for approving the design and construction of private sewage systems in Durham Region, including Clarington.
When purchasing a bungalow with a septic system, consider investigating:
- Age and type of system.
- Tank and leaching-bed location.
- Available permits and records.
- Pumping and maintenance history.
- Visible wet areas, odours or drainage problems.
- Whether additions or landscaping may have affected the system.
- Whether the system has sufficient capacity for the existing or proposed use.
Durham Region also provides a septic-record search process. Records may not exist for every property, so buyers should not assume that the absence of a municipal record proves anything about the physical condition of the system.

Clarington Has Two Zoning By-Laws
Clarington's zoning structure is particularly important for rural-property buyers.
Zoning By-law 84-63 generally applies to lands between Lake Ontario and the Oak Ridges Moraine. Zoning By-law 2005-109 applies to lands located on the Oak Ridges Moraine.
The applicable zoning can affect land use, building location, setbacks, building size, accessory structures and other proposed changes.

Can You Add a Basement Apartment or Additional Dwelling Unit?
Additional dwelling units can be attractive to buyers looking for multigenerational living or rental income, but permission is not uniform across every Clarington property.
Clarington currently permits up to two additional dwelling units on some properties, while other properties have restrictions based on zoning, environmental features, servicing or location.
Before relying on basement or accessory-unit potential, investigate:
- Whether an ADU is permitted at the address.
- Existing building permits and occupancy approvals.
- Parking requirements.
- Building- and fire-safety requirements.
- Municipal or private servicing capacity.
- Insurance and financing implications.
- Existing tenancies and landlord obligations.
Important Buyer Reminder
A finished basement, separate entrance or second kitchen is not proof that an additional residential unit is legal or registered. Confirm the actual approvals before assigning value to rental income.

Search Building Permits Before Relying on Renovations
A renovated bungalow may look impressive while still leaving unanswered questions about structural alterations, additions, basement conversions or accessory buildings.
Service Clarington allows the public to search for past and current building permits on Clarington properties. This can be a useful first step when reviewing major renovations disclosed in a listing.
Pay particular attention to:
- Additions.
- Structural wall changes.
- Finished basement conversions.
- Additional dwelling units.
- Detached garages and accessory structures.
- Changes in use or occupancy.
Municipal Records Can Help You Understand the Property
Clarington specifically encourages buyers to investigate property information before purchasing. Municipal planning staff can provide information about approved uses, zoning, building permits, future land uses, potential severances, environmentally sensitive areas and development in the surrounding area.
That information can be particularly important where the value of a property depends on adding another dwelling, dividing land, expanding the house or changing the property's use.

What Should You Inspect in an Older Clarington Bungalow?
| Component | What to Review |
|---|---|
| Foundation | Cracking, settlement, water penetration, previous repairs and drainage. |
| Roof & Attic | Roof age, flashing, attic ventilation, insulation and evidence of leaks. |
| Electrical | Panel capacity, wiring, alterations and major renovations. |
| Plumbing | Supply lines, drains, leaks, pressure and previous upgrades. |
| Heating & Cooling | Equipment age, service history, fuel type and rental contracts. |
| Basement | Ceiling height, windows, moisture, finished construction and permitted use. |
| Exterior & Lot | Grading, drainage, retaining walls, trees, accessory structures and boundaries. |
| Rural Systems | Well, septic, pumps, treatment equipment and maintenance records where applicable. |
Is a Clarington Bungalow a Good Downsizing Option?
It can be, but downsizing should improve daily living rather than simply reduce the number of storeys.
Consider:
- Main-floor bedroom and bathroom access.
- Laundry location.
- Entrance steps.
- Garage access.
- Driveway and snow-maintenance requirements.
- Yard and exterior maintenance.
- Distance to shopping, healthcare and everyday services.
- Ongoing land-lease, well, septic or rural-property obligations where applicable.
Due Diligence Before Making a Firm Offer
The appropriate investigations depend on the individual property. Depending on what you are buying, discuss these matters with your realtor, lawyer, lender and other appropriate professionals:
- Financing.
- Home inspection.
- Well-water and well-system review.
- Septic inspection and records.
- Insurance availability.
- Building permits.
- Zoning and intended use.
- Environmental or conservation restrictions.
- Land-lease agreement where applicable.
- Survey, boundaries and easements.
- Lawyer review of title and other legal matters.
Clarington Bungalow Buyer's Checklist
- Confirm ownership. Determine whether the property is conventional freehold, condominium or leased land.
- Identify servicing. Confirm municipal water/sewer or private well/septic.
- Evaluate the lot. Consider dimensions, grading, access and environmental limitations.
- Inspect the house. Review the foundation, roof, windows and major systems.
- Research permits. Investigate significant renovations and additions.
- Confirm basement use. Do not assume a finished lower level is a legal rental unit.
- Check zoning. Verify intended additions, accessory buildings or additional units.
- Compare appropriate sales. Use genuinely similar homes in the appropriate submarket.
- Calculate ongoing costs. Include taxes, utilities, maintenance, leases and private-system expenses where applicable.
- Protect the offer. Use property-specific conditions and investigations where appropriate.
Common Mistakes When Buying a Clarington Bungalow
Comparing all of Clarington as one market. Bowmanville, Courtice, Newcastle and rural properties should not automatically be treated as interchangeable.
Comparing land-lease and freehold prices directly. Ownership structure and monthly obligations need to be included in the analysis.
Ignoring well or septic systems. Rural servicing can create material maintenance and replacement costs.
Assuming renovations were approved. Cosmetic quality does not establish permit compliance.
Assuming a second kitchen creates a legal apartment. Additional-unit permissions must be verified.
Using asking prices as evidence of market value. Recent sold comparables are generally more useful when properly adjusted for meaningful differences.
Frequently Asked Questions About Clarington Bungalows
Where can I find bungalows in Clarington?
Bungalows and related one-level designs can be found throughout Clarington, including Bowmanville, Courtice, Newcastle, Orono and rural areas. Available inventory changes continuously.
Are all Wilmot Creek homes freehold?
No. Wilmot Creek homes are commonly marketed as leasehold or leased-land properties. Buyers should review the applicable land-lease agreement and ongoing costs before purchasing.
Do rural Clarington bungalows use wells and septic systems?
Some do. Servicing varies by property, so buyers should confirm the exact water and sewage arrangement for the address.
Can I add a basement apartment?
Possibly, depending on the property. Clarington permits additional dwelling units in many locations, but zoning, environmental restrictions, parking and servicing requirements still apply.
Can I search for building permits on a Clarington property?
Yes. Service Clarington provides a public search function for past and current building permits.
Is a raised bungalow suitable for downsizing?
It can be, but buyers should evaluate entrance stairs, garage access, bathroom location, laundry and how often the lower level must be used.
How should I determine what a Clarington bungalow is worth?
Compare recent sold properties with similar community, ownership, above-grade size, lot, condition, servicing, basement and garage characteristics. The municipality-wide average is often less useful than carefully selected comparables.
